What do buyers want? With no further delay, buyers want (demand):

1. Homes in good condition. Buyers don?t have money (and do not feel they need to have the money) to sink into a house after they purchase. They also are not taking risks 2ith what might be hidden behind that fresh coat of paint or what it might cost to update your 70s kitchen.

2. Rock-bottom bargains. Advice to sellers who CAN: repair, update, clean and stage. Buyers want the short sales and the foreclosures at bargain prices, and they want them to look like they?re owner-occupied. They don?t want to paint. They don?t want to put carpet in. They don?t want to clean. Ironically, buyers are surprised when they don?t find homes in this move-in condition.

3. Outdoor living areas. Buyers want screened porches (called a ?lanai? in Florida ? phonetically pronounced ?lu-nie?). Buyers coming to Florida ? and make no mistake these are our buyers today ? want location, condition & outdoor living areas.

4. Incentives. Buyers want sellers to accept their rock-bottom offers AND they want sellers to offer incentives. Typically, buyers want sellers to pay part or all of their closing costs; gift cards for new furniture; new paint in their colors, etc.

5. Practical ?green? features. In some cases, buyers demand energy-efficient properties easy on the wallet and earth. They want the energy-efficient air conditioning units & hot water heaters; they ask about the ?R? factor of the insulation; they want efficient glass throughout the house & they insist on energy-efficient appliances.

6. Open kitchens. Buyers want open kitchens, suitable for entertaining & interaction. They want solid counters including granite or some other quality counter material, quality cabinets & plenty of storage space.

7. Smaller, less formal homes. Bigger is not better, even among many income brackets. Before the real estate bust, buyers requested the BIGGEST homes they could buy. Today, they?re out! Buyers want energy-efficient homes 100% utilized. They want open floor plans with kitchen, dining & living rooms. They want rooms full of ?slip-cover? furniture and rarely utilized are out. Today, buyers want multipurpose spaces.

8. Touches of luxury. To be clear, a ?touch of luxury? doesn?t have to be expensive. A couple examples are tiled areas with 16? or larger tiles laid on the diagonal; stone counter tops; stainless steel appliances; dual under-mounted sinks in the bathrooms; spacious, designed closets; & open kitchens with bar stools for entertaining.
